Our Facility

Our production facility and corporate headquarters are located in Middleburg, FL, near Jacksonville, FL. We have purchased nearly 5,000 square feet of warehouse space which  will provide us  adequate space to initially launch our business.  We felt it was advantageous to purchase rather than to rent this space based on a few basic principles:

1.Rental rates continue to escalate  and these rental payments would never be recovered.
2.Buying builds equity and appreciation.
3.Conservatively, commercial/warehouse real estate is escalating nearly 6-9% annually in Jacksonville, FL
4.Financing rates were very low.
5.No monthly sales tax on our mortgage
6.Depreciation and interest write-offs
7.Payments to ourselves essentially.
8.Designed  specifically to meet  our production needs.
9.Located in Jacksonville, FL which was recently voted in the TOP TEN cities for small businesses. (voted #9)

Business Condos USA is the leading developer and provider of commercial, retail and business condominiums in the United States. The warehouse condos (two) that we have purchased combined are nearly 5,000 square feet. They are made of split faced block with stucco facades up to 27 feet tall. The power, water and electric are all separately metered. All units are sold as shells with one hour fully insulated fire walls, sewer, electric and phone stubs. There are two personnel doors with large 10’ x 12’ foot roll-up doors, grade and door access, skylights and three-phase power. The Condo Association is in place to maintain the professionally landscaped grounds 365 days of the year. Our space was professionally designed by an architectural firm with consultation from industry experts as to how the space should be fully utilized for successful production of screen printing and embroidery products.

Founded in Fall 2002 by its current President, Larry Walshaw, and Vice President, James Brady, Business Condos USA began as Warehouse Condos USA and developed its first project, Grande Oaks Business Park, on land purchased by Walshaw in August 2002.

Having significant experience in the commercial and Industrial real estate marketplace, Walshaw recognized a lack of opportunity for small business’s to gain the benefit of ownership of their place of business. By utilizing the basic concept of subdividing a larger property into smaller condominium units, Grande Oaks was developed to provide the small business owner access to ownership of warehouse and office space at a reasonable cost.
Based on the overwhelming market response, Walshaw began development of a second project, Greenland Business Park in early 2003.

After the successful completion of the Greenland Business Park project confirmed the proof of concept, Walshaw and Brady began an ambitious expansion that included the simultaneous development and construction of four projects consisting of over 250,000 square feet of warehouse condominiums. With vision and a thought towards transforming the way in which commercial real estate is viewed, Walshaw and Brady distinguished themselves within the commercial real estate marketplace through a unique marketing and advertising approach. By marketing their commercial real estate product as a brand, Business Condos USA created a paradigm shift in the sales and marketing of commercial real estate for the small business owner.
The marketplace response was again overwhelmingly supportive of the warehouse condo product and the visionary marketing approach. During this time, Business Condos USA continued to evaluate the feasibility of delivering their concept to the small business retail market. With an emphasis on superior site selection and the high quality of the end product, Business Condos USA purchased three additional properties, two of which has a combination of warehouse and retail condos while the third was a stand alone retail project. Once again, the market response was overwhelming. These three projects, with an additional 84,000 combined square feet of warehouse space and over 150,000 square feet of retail space, were over 80% purchased by small business owners prior to ground breaking. Business Condos USA continues to expand it retail presence in the North Florida market with its recent purchases of property at the World Golf Village and other select sites.

Screen Printing

With performance-proven dependability and high-end features, Sportsman E is the perfect press for affordable high-performance printing.

Sportsman E has the same simplicity of operation and performance-proven dependability as the original Sportsman, but it offers a choice of print area and many standard high-end features. It’s available in 6, 8, 10, and 12-color models with a maximum image area of 51 x 51 cm (20" x 20"). All models feature servo-driven indexers, electric printheads, and multiple print-stroke capability.

The press is compatible with most registration systems, including M&R’s Tri-Loc® and Newman Pin-Lock®. Pneumatic clamps hold frames tight and allow rapid screen loading. Standard features like independent squeegee & floodbar speed adjustments, adjustable rear screen holders, independently-set angle and calibrated pressure adjustments, and independent print, reset, and print/flood speed controls on each printhead further simplify setup. Other standard features include a user-friendly control panel with digital keypad, onboard self-diagnostics, real-time production data, and an independent print-start/print-finish setting that automatically activates and stops printheads at the beginning and end of production runs. Also standard are a tool-free pallet locator system, quick release pallet locks, digital squeegee/floodbar speed display, and enhanced front micro-registration adjustments. Central Off-Contact permits fast adjustment of all stations simultaneously. Sprint 2000 Dryer (Gas Dryer Information)

The industry's most efficient, innovative, and affordable high-production textile gas dryer, Sprint 2000 is available in belt widths from 122 to 213 cm (48" to 84"). Not only does it have the highest production capacity in its class, it’s also the most energy efficient. Heavy-duty thermal insulation prevents heat from migrating into the workplace, while CoolSkin™ technology leaves the dryer skin cool to the touch. Fast cure rates and high product throughput maximize dryer capacity and minimize per-unit cost.

Available in liquid propane (LP) or Natural Gas (NG), the high-performance burners are designed with excess capacity that far exceeds consumption rates under normal operating conditions. Separate blowers control combustion, circulation, and exhaust. A high-volume forced air system quickly brings the chamber to the desired temperature, speeding the start of production. Process temperatures and set temperatures are controlled digitally. Temperature consistency is ensured by a fuzzy-logic controller, which responds to ambient temperature changes by keeping chamber heat within 1° of target temperature at the thermocouple. A tower light shows when temperatures are within user-set parameters. When readings fall outside those settings, a temperature monitor issues visible and audible alarms. Entry and exit openings are adjustable, and large, crowned rollers ensure positive belt tracking. Digital speed readout makes it easy to duplicate settings. An automatic shutdown sequence keeps the blower and belt running until the chamber has cooled.
